Flooring is sold by the square metre, so people compare floors by the square metre, and then the final bills refuse to match the arithmetic. The metre rate is real, but it is the headline on a stack of other numbers, and the stack is where quotes win or lose.
The rate and what rides alongside it
The per-metre figure typically covers laying the floor you chose in an empty, level room. Around it sit the companions: underlay, uplift and disposal of the old floor, door bars and thresholds, beading or re-fitted skirting to cover expansion gaps, and door trimming. Each is modest alone. Together they can add substantially to a small job, which is why the honest quote with everything itemised can look worse than the bare-rate quote that will grow on the day.
Then there is preparation. Levelling compound, plywood overlay, damp-proof membranes: none of it visible in the finished photo, all of it decisive for how the floor behaves. Prep is the most commonly excluded line and the most commonly needed one, so ask directly whether the subfloor has been assumed sound and what happens to the price if it is not.
Why small rooms cost more per metre
A fitter's day has fixed costs, travel, setup, cutting station, van, whether the room is eight metres or forty. Small rooms and complicated rooms, halls with six doorways, bay windows, staircases, carry more cutting per metre laid. So the rate falls as the job grows, and a tiny bathroom at a startling rate per metre is not profiteering, it is geometry.
Waste is part of the order, not a trick
Boards get cut, and offcuts at row ends do not all get reused, so material orders run above the room's measured area, with diagonal patterns needing more headroom than straight lays. Under-ordering to save money is false economy: a top-up batch of natural wood may not match the shade of the first.
